Plans for 3-7 River Terrace, tweed heads by turner for briscoe hotel group

Briscoe Hotel Group has won approval for its 14-storey project on the Tweed River in northern NSW.

It is the first to be greenlit for the Southern Boat Harbour Precinct at Tweed Heads, on the NSW-Queensland border. 

The project had been somewhat overshadowed by the $900-million Tweed Mall masterplan by Elanor Investors Group, however that scheme is in limbo as the group offloads assets.

The family-run Briscoe Hotel Group, which has pubs across Sydney as well as the Dolphins Harbourside Hotel at Tweed, moved into residential development in 2015.

Its other hotel assets include the Crown Hotel Sydney at Elizabeth Street, the Overlander Hotel Motel at Cambridge Gardens and the Penrith Hotel.

Plans for the site at 3-7 River Terrace, Tweed Heads, were filed in June 2024.

The Turner-designed scheme includes 72 apartments, waterside walkways and ground-level retail and dining. 

The scheme will replace three houses and an outbuilding on the 1849sq m site that previously held approval for a 13-apartment development with a swimming pool granted in 2011.

Turner associate director Claire Malin said this project would set an architectural standard for the precinct that is expected to transform the city.

“The region is well known for its laidback lifestyle, and locals value their connection to the outdoors, their wellbeing and the environment ... River Terrace responds to their needs,” Malin said.

“The project’s location at one of the main entry points into the Tweed Heads city centre meant that it had to meet the specific design excellence guidelines established by the Tweed Shire Council before it could be approved.”

Meanwhile, on the other side of nearby Terranora Creek, plans to demolish the Cozumel Motel and build a four-storey apartment building were filed with the Tweed Shire Council last month.

Owner Paula McKenzie–Blair wants to build 12 apartments with a rooftop swimming pool and open space designed by Stuart Osman Building Designs.

The 10-suite motel on the 917sq m site at 25 Minjungbal Drive, Tweed Heads South would be demolished under the proposal.
