Yaran Plans 111 Homes for South Perth Station Sites

Yaran Property Group has picked up four development sites for around $5.22 million and plans 111 apartments across four buildings in Perth’s expanding southern corridor.

The developer has also secured $1.11 million in government rebates to support the projects through the state’s Infrastructure Development Fund.

The acquisitions have been made by special purpose entities Wellard Charing 915 Pty Ltd, Wellard Charing 882 Pty Ltd, Wellard Charing 815 Pty Ltd and Wellard Charing 813 Pty Ltd, all affiliated with Yaran Property Group.

Cushman & Wakefield’s Ben Younger and Zaahen Kahn brokered the sales on behalf of DevelopmentWA through an expressions-of-interest campaign.

Younger said the transactions “highlight growing appetite for medium-density product in strategically located, masterplanned communities”, and that “Wellard Village offers infrastructure, walkability and amenity sought by developers and residents”.

According to Department of Planning, Lands and Heritage documents, the development’s four buildings would comprise 30, 30, 27 and 24 two and three-storey walk-up apartments on the Charing Cross site, within walking distance of Wellard Station, 38km from the Perth CBD.

The sites range from 1898sq m to 2443sq m, and are part of a broader land transaction orchestrated by DevelopmentWA.

Construction of the apartments is due to begin early next year.

Yaran Property Group has acquired four of five sites offered by the state. The developer’s sites total 10739sq m across the Wellard Village Centre precinct.

JCP Developments has acquired the remaining site, Lot 814, and plans a childcare facility of 92 places.

The centre has been pre-leased to an established Western Australian operator, and construction is due to begin this year.

The sites are zoned Neighbourhood Centre R80, allowing for mixed-use development including apartments, shops, offices and community facilities.


Yaran Property Group general manager Marco Buonaiuto said Wellard Village is the type of well-connected, masterplanned community where the company “can deliver on its mission of providing affordable, high-quality housing”.

“Our new projects here will not only increase housing supply but also enhance the vibrancy of the town centre by supporting an accessible, community-focused lifestyle,” Buonaiuto said.

The rebate approvals were announced this month as part of the state government’s Infrastructure Development Fund Stream.

Wellard Station opened in 2007 and anchors the Wellard Square retail precinct, which includes a Woolworths supermarket, medical facilities and various food outlets.

The Village at Wellard masterplanned community, developed in partnership between DevelopmentWA and Peet Limited, has already delivered homes for more than 3000 families since development began more than two decades ago.

The Wellard projects are part of a WA government push to increase housing supply near public transport infrastructure.

In August this year, PACT Construction, EMCO Building and Icon Construction were appointed to deliver 1146 social and affordable build-to-rent homes across 14 projects in Perth. Wellard was included in the first stage along with White Gum Valley, Ellenbrook, Woodbridge, Rivervale and Redcliffe.

The $443-million initiative, funded through the Federal Government’s Housing Australia Future Fund and National Housing Accord Facility, targets transit-oriented locations. Half of the projects are next to Metronet stations.
