Urban Property Group Unveils 40-Storey Castle Hill Tower

A Sydney-based developer heavyweight’s latest plans for the city’s north-west have gone on public exhibition.

The scheme filed by Urban Property Group through its project entity UPG Castle Corner Pty Ltd proposes a 40-storey highrise for a site at 16–20 Old Castle Hill Road, Castle Hill within The Hills Shire.

Plans outline a mixed-use development of 371 apartments alongside ground-floor retail space.

The proposal includes 42 affordable homes that would be retained for at least 15 years.

Six basement levels are proposed for parking and building services.

The highrise, designed by Studio SC, would become the tallest in Castle Hill.

The application also seeks to significantly increase development capacity on the site through a concurrent rezoning that would lift the floor space ratio to 12.31:1.

The project has been declared state significant through the Housing Delivery Authority pathway, which allows large housing proposals to be assessed directly by the NSW government to accelerate new housing supply.

The site is within the Castle Hill strategic centre near the Castle Hill Metro station, an area targeted for increasing residential density as part of transit-oriented development across Sydney’s north-west growth corridor.

Urban Property Group has been expanding its development pipeline across NSW, including plans for a major build-to-rent and office project at Parramatta comprising a 48-storey residential tower with about 350 apartments alongside a 35-storey commercial building.

The developer has also advanced projects in Sydney’s south-west growth areas, including a proposal for 178 townhouses at Edmondson Park as part of a broader masterplanned precinct.

Further north, the group is working on its mixed-use urban renewal pipeline including the Central Coast Quarter development at Gosford and a proposed 39-storey tower at Newcastle’s Wickham waterfront combining apartments, co-living and hotel.

And near Penrith at Thornton, Urban Property Group’s $415-million Mayfair is under way.
