Metricon Again Named Nation’s Biggest Home Builder

Metricon has again been named Australia’s largest home builder, topping the HIA-Colorbond Housing 100 list for 2024-25.

The Melbourne-based giant notched 4015 starts across the year, up 3.1 per cent on the previous year.

It is the tenth consecutive year the builder has filled the top spot.

HIA chief economist Tim Reardon said that this “remarkable achievement marks a decade of consistent performance at the top of the industry and reflects the scale, adaptability and enduring nature of Metricon”.

ABN Group recorded 3530 starts to take second place, reinforcing its presence across Victoria and Western Australia.

Meriton Apartments followed with 3029 homes, underscoring the resurgence of higher-density product in Sydney and South-East Queensland.

The top three builders accounted for more than 16 per cent of all starts initiated by the 100 largest firms in the country.

In total, the Housing 100 reported 64,407 starts for the period, up 11 per cent on the previous year.

Detached housing remained the largest segment with 46,944 starts, up 4.5 per cent.

Semi-detached homes increased by 24 per cent while multi-unit projects surged by 40 per cent.

The shift reflects both the appetite for affordability and the structural pivot towards higher-density living in Australia’s major cities.

The report named Victoria as the nation’s epicentre of residential activity.

The state delivered 20,192 starts, or almost one in three of all homes built by the top 100.

New South Wales followed with 14,295 starts while Queensland recorded 13,951 starts to take third.

These three states together accounted for nearly 75 per cent of national volume.

Victoria’s rankings produced one of the more notable results in this year’s survey.

AHB Group, trading as SOHO Living, emerged as the state’s largest builder with 2891 starts.

That result allowed AHB to overtake Metricon locally despite its national dominance.

AHB’s rise reflects the growing strength of townhouse and medium-density developers catering to the state’s urban fringe.

In South Australia, Hickinbotham Group consolidated its standing as the leading builder.

It was the only firm from the state to crack the national top 10.
