Landcom Files Plans to Pave Way for 1300 Bella Vista Homes

NSW’s Landcom has filed plans to pave the way for more than 1300 homes as part of a transport precinct in Sydney’s north-west.

The state agency has applied for Stage 3 of its plans for the development of the Bella Vista Station Precinct that was approved in December 2022.

It encompasses six sites at 13-23 Mawson Avenue and 42 Balmoral Road, Bella Vista, about 33km from the Sydney CBD.

The stage filed with The Hills Shire Council is one of the biggest of the precinct that will eventually have 3800 homes.

The state-owned corporation is planning riparian open space and two open areas to be restored as part of the proposal. New roads around the sites, streetscaping and site preparation works are also part of the state significant proposal that has a capital investment value of $14.5 million.

A planning report by Ethos Urban said each of the proposed lots on the 8ha site would be fully serviced with their own certificate of title.

“In order to deliver the Bella Vista Station Precinct, as established under the concept approval, as modified, Landcom intends to complete the necessary subdivision, and infrastructure works,” the report said.

“It will enable Landcom to divest the newly created superlots to private developers to develop and construct the built form in accordance with the concept approval, as modified.”

The future development of these lots would be subject to separate approvals.

Landen Properties was approved for its plans for a 2.4ha site just north of this site subject to the Landcom application.

Landen filed plans for a six-building residential complex of 224 apartments in September 2023. The proposal was approved in October, 2024.

Bella Vista was one of eight stations on the state’s Transport Oriented Development rezoning list under plans to increase capacity for 60,000 homes in the next 15 years.
