Bridgestone 33-Storey Tower at Chatswood Approved

Bridgestone Projects has been given the go-ahead for its dual-tower North Shore luxury project that was rejected by a planning panel last year.

Comprising three-bedroom duplex apartments, full-floor subpenthouses and multi-storey penthouses, the Maison le Ciel at Chatswood was designed by London-based MAKE Architects alongside Turner Studio and Team2. 

The 33-storey shoptop housing plans consist of 123 apartments gearing towards the luxury market, although the project has taken advantage of infill affordable bonuses. 

It will replace a trio of low-density apartment buildings and townhouses, and comprise 87 market and 39 affordable housing apartments.

The Sydney developer’s $600-million plans include 1752sq m of commercial gross floor area and 989sq m of retail. 

Bridgestone said it signalled a “new benchmark for three-bedroom highrise living” on the North Shore.

The project, at 44-52 Anderson Street, was filed in November 2024 with the  NSW Department of Planning, Housing and Infrastructure after it was refused by the Sydney North Planning Panel the previous month. 

The panel said that the original part 23-storey, part 25-storey development did not comply with car parking rates and did not support the request to vary floor space ratios. It said the project would “detrimentally impact” the amenity of neighbours. 

The developer then took a different tack, updating the project and submitted it via the State Significant Development pathway, via which applications are determined by the state.

In February 2025, the developer returned to the drawing board and added eight storeys to the project.

The towers, 400m from Chatswood CBD, will now have a two-storey non-residential podium and an eight-level basement for parking for 288 cars.

Shared amenities include outdoor spaces, swimming pool, sauna and barbecue areas.

In its approval for the project, the department said it aligned with state government priorities to deliver well-located housing.

The Bridgestone development exhibited design excellence with a bulk and scale compatible with the envisaged character of the area, the department said in its assessment report.
