Aria Makes Bid for More Apartments at South Brisbane

Aria Property Group's apartment plans for 41-43 Browning Street, South Brisbane.

Aria Property Group is plotting a comparatively “bite-sized” apartment block at South Brisbane as it waits on approvals for larger projects.

The Brisbane-based developer—which is planning a trio of towers in Kurilpa and in 2022 scrapped its Urban Forest tower then refiled plans two years later—holds approved plans for a nine-storey apartment building.

The 20-apartment proposal for the site at 41-43 Browning Street, South Brisbane, was filed with Brisbane City Council last year and greenlit in December.

Now, Aria’s Tim Forrester and David Marsland want to add four apartments and a basement level under plans filed this month.

The Little Boat Projects-designed scheme shows the height of the overall development would be unchanged and includes two and three-bedroom apartments.

The rooftop pool area would be enclosed under the new plans and a sauna, cold plunge pool and outdoor shower added.

“The application seeks to improve the approved design to provide the greatest possible outcome for the subject site and its surrounds,” the planning report said.

The developer is far from a stranger to upgrading approved projects in the River City.

In November, Aria won approval on its upgraded plans for Canopy House at Kangaroo Point that would up the “green factor”, and add a laneway and 60 more apartments.

Plans for three towers of 23, 38 and 50 storeys in Brisbane City Council’s designated Kurilpa Growth Precinct were filed that same month and are being assessed. 

This was a major upgrade on the 2022 plans for the same site which started with three 12-storey commercial towers on two and three-storey podiums.
