SIERA Sets Design Benchmark with PIPIS at Bilinga

On one of the Southern Gold Coast’s most coveted stretches of sand, the newly completed PIPIS by SIERA has become a benchmark for the thoughtful, design-led evolution reshaping the region’s built environment.
Delivered during a period marked by construction volatility and increasingly discerning buyers, the project is both a milestone in scale and an evolution in SIERA’s design philosophy.
Having built its reputation on boutique infill developments, SIERA has now turned its attention to mid and high-rise projects, but still measuring success not by quantity but the enduring quality of the buildings it creates.
Situated at 303 Golden Four Drive at Bilinga, PIPIS comprises 17 luxury half-floor apartments and two penthouses with beachfront access.

SIERA acquired the site in 2022 for $16 million and from the outset, the vision was clear; to create a building that does justice to its rare coastal setting, SIERA founder Brent Thompson said.
“We’d been looking for the right opportunity on the Gold Coast since early 2020, having already secured our Chevron Island site for Tapestry in 2020 and our Surfers Paradise site for Exhale in 2021,” Thompson said.
“When this Bilinga property came across our desk through a close contact, it immediately aligned with the mandate we’ve followed from the beginning—to find locations with a genuine owner-occupier lifestyle and long-term potential.”
The site already held approval for an 11-storey building, allowing SIERA to accelerate delivery by more than a year and focus on refining design.
“That gave us the opportunity to enhance design outcomes—maintaining the original elegance of Ellivo Architects’ concept while refining the layouts to elevate liveability,” Thompson said.

At the time, Bilinga was still emerging in comparison to the more established northern beaches, but SIERA recognised its quiet appeal.
“Our focus has always been to deliver projects that benefit not only our buyers but also the evolution of the area. PIPIS has achieved exactly that—it’s brought lasting quality to a location that continues to grow in recognition and value.”
PIPIS has resonated strongly with buyers, with only one residence left available.
Throughout the design process, the focus remained simple: deliver a building of integrity, Thompson said.
“We did not set out to reinvent beachfront living. The goal was simple—to deliver a well-designed, well-built building that uses quality materials, will stand the test of time, and allows people to enjoy this location for many years to come.

“It was important that PIPIS felt like it belonged.”
This philosophy guided every decision.
“Every detail came back to quality, execution, and understanding how residents will actually live in the building,” Thompson said.
“The amenity was designed to be right-sized and genuinely useful—spaces people will use every day, not just admire.”
Ultimately, Thompson said, it was about creating more than just a building.
“We wanted to attract people who value design, care about longevity, and want to be part of a true beachfront community.”
