Less but Larger: MAYD Revises Plans for 10-Storey North Kirra Scheme

Developer MAYD wants to reduce the number of residences and increase the proportion of larger homes for its approved tower on the southern Gold Coast.
The project is planned for a 4742sq m amalgamated site across seven parcels at 2–6 Pacific Parade and 27–33 Golden Four Drive, Bilinga, opposite North Kirra Beach.
MAYD acquired the site for $32.5 million in 2025, making it the Gold Coast’s largest property transaction of the year and the second largest in the region’s history.
The project was approved by the City of Gold Coast in 2024 as a $350-million hotel and residential development.
The approved scheme comprised a 160-key hotel and 60 apartments, including two penthouses and five double-storey beach houses. The residential building was approved at 10 storeys.
Under the amendment, the developer plans to reduce the total number of homes to 81, according to its website.
MAYD said that the amendment to reduce the overall number of residences would allow it to increase the proportion of larger homes. It said the revised residential mix comprised townhouses, and two-bedroom, three-bedroom and four-bedroom apartments.
The original approval provided for 195 car spaces for the development, according to planning and project records.
Cera Stribley has been appointed to lead the design of the revised project.
The earlier scheme included two, three and four-bedroom apartments, as well as five double-storey beach houses.
Amenities include a private pool with sunken lounge and wet-edge pool, sauna, spa, yoga lawn, barbecue area, lounge, bar and cinema.
The project is to be delivered in two stages, with the first stage carrying an estimated gross realisation value of about $360 million.
The development was designed around a 90m beachfront frontage and about 1km from the Gold Coast Airport. The site is also within walking distance of Kirra’s restaurants, cafes and shops, to the north of Coolangatta and Snapper Rocks.

The site was assembled from eight lots for the initial development application before MAYD acquired the current seven-parcel holding.
MAYD founder Todd Mould said the developer had “worked closely with Cera Stribley” on the project.
“Inspired by the coastline, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast,” he said.
MAYD’s project pipeline includes developments across the southern Gold Coast—ONE Burleigh at 88 The Esplanade, Burleigh Heads, and Prominence at 13 Chairlift Avenue, Mermaid Beach.
ONE Burleigh comprises 17 full-floor beachfront residences in a project valued at about $201 million. A double-storey penthouse across levels 18 and 19 sold for $30 million in 2026, setting a Queensland off-the-plan apartment price record.
Prominence comprises eight residences at Mermaid Beach.
MAYD’s broader project portfolio also includes developments at Mermaid Beach, Mermaid Waters, Broadbeach Waters, Paradise Point, Miami and Burleigh Heads.
The revised North Kirra project is earmarked for launch to market in early 2027.
