Kingston Quarter: Canberra’s New Premium Waterfront Opportunity

Kingston Quarter is a once-in-a-lifetime development opportunity, bringing together community, history and art as it connects the vibrant Kingston Foreshore to the rest of the leafy Canberra suburb.
Kingston Quarter offers developers the chance to deliver 250 homes, commercial space and a hotel opportunity within a CZ5 zoned, 21,360sq m block at Section 49 Kingston, in the heart of the Kingston Foreshore.
The site forms the first stage of the future Kingston Arts Precinct and is for sale by Design Based Tender.
Kingston is a beloved part of Canberra, steeped in the Capital’s history and central to its cultural and arts scene. Urban renewal has already transformed the suburb into a vibrant, thriving destination, and Kingston Quarter is the next stage in that story.
An integrated site in an exceptional location
The site is alongside the Powerhouse, the former Transport Depot and the Fitters Workshop, giving it a distinct character shaped by history and future potential.
The successful developer will bring to life an integrated mixed-use precinct that builds on the wider Kingston Arts Precinct, creating a destination where visitors can stay, dine and explore.
Deliverables for the successful developer include public amenities such as car parking, green space and connections to the Arts Precinct.
A vision shaped by community
The Kingston Arts Precinct Place Brief was developed with extensive community and stakeholder input and sets out the ambition for the Precinct as a whole.
It supports a vibrant residential and commercial area integrated with a thriving arts and culture precinct, activated by strong public amenities and links to the Foreshore.
The Kingston Arts Precinct Place Brief reflects the community’s desire for a strong connection to Country, including visual links to the surrounding mountains and waterways, giving developers a rich and considered brief to design from.
Connected to an established community
Kingston Quarter is a five-minute walk from the established Kingston Shops, giving future residents easy access to medical centres, retail, childcare and schools.
The surrounding area includes several green spaces, and the lakefront offers active travel paths, recreational space and views across Lake Burley Griffin that already draw visitors and residents to the area.
Kingston Quarter is for sale by Design Based Tender. Interested developers must respond directly to the Kingston Arts Precinct Place Brief and Development Obligations, demonstrating how they will bring the opportunity to life. The tender closing date is 2pm, October 20, 2026.
