GD Developments Reveals Indooroopilly Tower Plan

Plans have been filed for an 11-storey residential tower in Brisbane’s inner-west.

The scheme by Brisbane-based GD Developments and dubbed Oppo Residences, is proposed for a consolidated 2032sq m site at 12–16 Rylatt and 2 and 2A Shirley streets, Indooroopilly.

It is among a raft of medium-to-high-density submissions within the Indooroopilly Centre Neighbourhood Plan area as developers continue to target well-located suburban sites with access to major transport and retail infrastructure.

Planned are 93 apartments—66 units of two bedrooms and 27 of three. A typical floor layout would comprise 10 apartments a level.

The proposed tower would be organised around a dual-core arrangement serviced by two lifts, a configuration that allows for efficient circulation and a relatively high yield for the size of the site, according to planning documents.

Two basement levels with 157 parking spaces are included in the plans, which show vehicle access from Rylatt and Shirley streets.

The proposal says the architectural design had adopted a curved, articulated form incorporating recessed balconies, vertical green elements and layered landscape treatments “to soften the building’s presence within the surrounding low to midrise residential context”.

Also proposed for the tower is a rooftop communal recreation space of 538sq m with a pool, deck, barbecue and dining facilities, open lawn sections and integrated landscaping.

The site’s gradient requires portions of the ground plane to be retained and shaped, the application said.

The site is about 350m from Indooroopilly Shopping Centre and within walking distance of high-frequency bus and rail connections.

The submission said that the site was suitably positioned to accommodate additional housing supply thanks to its closeness to established transport, retail and employment centres.

The surrounding neighbourhood has increasingly become a focal point for higher-density residential development as planning frameworks continue to prioritise growth around major centres, it said.

In April, billionaire Taiwanese developer John Lin’s Shayher Group revealed plans for its redevelopment of the former CSIRO site at 34 Jacaranda Place on the Brisbane riverfront.

It filed a proposal for two midrise apartment towers on the 7.2ha Long Pocket holding acquired in 2010 for $25.3 million.

The next month, Brisbane developer Verso Projects submitted plans for a 20-storey residential tower comprising 119 apartments capped by a rooftop communal recreation terrace with views of the city and Mt Coot-tha.

It is planned for a 2192sq m site at 53 Coonan Street, replacing a complex of nine townhouses, close to Indooroopilly Shopping Centre and the train station.

And last month, a site created by a major road upgrade in the suburb sold for just north of $10 million.

The 4637sq m block at Lot 1, Indooroopilly, is next to the Indooroopilly Shopping Centre and was created by a road realignment as part of work on the Moggill Road corridor upgrade.

The site sold for $10.55 million to a Brisbane-based private developer who intends to file plans with the Brisbane City Council early next year.
