Roland, DISH Cook Up Twin Building Plans on Braddon Bakery Site

Two Canberra developers are teaming up with plans for a hotel and apartments across two towers in one of this year’s best-performing suburbs in Canberra.

Roland Development Group and Dish Developers have filed the plans for the scheme dubbed Coggan’s Village at Braddon in Canberra’s inner-north.

The SJB Architects-designed development at 34-36 Mort and Elouera streets is on notification with the ACT Government until January 27.

The heritage-listed 1925 Coggan Bakery forms a key part of the masterplan. It will be retained and refurbished as part of the project on the 3064sq m site.

A laneway will connect the two new builds, towers up to 14 storeys, and the bakery.

One of the towers would comprise 130 apartments plus a ground-floor supermarket and lobby areas, and 357 basement parking spaces.

Communal spaces including a residents’ lounge, workspaces and end of trip facilities are planned for the first floor of the building. 

Meanwhile, the 11-storey building on the eastern side of the site would comprise a 191-key hotel, 64 apartments and a rooftop garden.

Apartment developers in Braddon sold $148 million worth of homes in the 12 months to September, according to Cotality’s Best of the Best report released this month.

There were 246 apartments sold at a median value of $539,595 during the period, putting the suburb in third place for total value of sales in Canberra, behind Belconnen and Kingston. 

The PropTrack Terri Scheer Investor Report showed apartment prices were on the rise for the suburb, up 7.9 percent for the same period. 

Also in Braddon, Canberra-based developers ICON and NJL Projects are planning a laneway-led development.

The eight-storey proposal for 9 Lonsdale Street comprises 59 apartments above nine ground-floor tenancies.

A new pedestrian laneway through the site, linking Lonsdale and Mort streets, is also proposed in the plans filed in April.
