Makari Brothers Aim Another $500m Precinct at Sydney’s West

Roy and Mark Makari have struck in the west again, showing plans for a three-tower mixed hotel-residential precinct next to the Bradfield Metro station. While documents associated with the application give a gross construction cost of about $750 million, Roy Makari told The Urban Developer that an updated figure closer to $500 million is more likely. The 2ha lot at 135 Badgerys Creek Road would host two hotels with a combined 445 keys, as well as 402 apartments. The project is being progressed through the Makari brothers ’ vehicle, Bradfield Corporation Pty Ltd, which has secured a single operator with two brands for the two hotels. Next to the future Bradfield City Centre and Metro Train Station, the project is about 4km from the Western Sydney International Airport, and about 45km west of the Sydney CBD. The site was marketed by Colliers in 2024 with a guide of $26 million, and the campaign noted that, not being on the flight path, a height of 70m would be permissible. “Bradfield is going to be the next city, as you know,” Makari said. “The infrastructure, the government spending, the international interest in Bradfield. That ’ s very important to me, being part of something new.” Under the proposal, the three buildings would be up to 12 storeys. Building A would be entirely hotel and retail, building C residential and retail, and building B would be mixed hotel and residential, as well as hosting a supermarket, gym, medical centre and childcare centre. ▲ Open space including a plaza and eat street are included in the proposal. Architectural design by Plus Studio and landscaping by Land and Form include a public plaza, eat street laneway and new internal road. A floor space ratio of 3.53:1 would yield 71,345sq m of gross floor area. Of that, 41,588sq m would be residential, and 17,399sq m would be for hotel use. Retail GFA would reach 4549sq m, with the medical centre taking 1913sq m, the childcare centre 1466sq m, the tavern and other dining spaces 1263sq m, and commercial GFA of 1179sq m. Indoor recreation including the gym would be allocated 887sq m. Typologies for the apartments would include 53 one-bedroom, 277 two-bedroom, and 72 three-bedroom units. Basement parking of 775 car spaces and 676 bicycle spaces are included in the proposal. ▲ A hotel, and a mixed hotel-residential-retail building, are included in the scheme. The Makaris, associated with Five Star Scaffolding, have launched a number of projects in Sydney’s west over the past year, with a particular focus on blocks to the north of Leppington Station. A three-tower, 500-apartment project at 184-186 Fifth Avenue, Austral was among the first movers under the Housing Delivery Authority [HDA] pathway. Planning had been under way for a while, according to Roy Makari, but “the HDA was the path that was going to make things quicker". Under an economic feasibility report by Atlas Economics, the proposed development cost of that project would be $256 million, including $8 million for historical land purchase. Also under way for the duo is another three-tower, 544-home proposal at 213 Bringelly Road, Leppington, with buildings up to 28 storeys. A development cost of $261.6 million is attached, including $10 million spent on the land. The nearby Makari proposal at 230 Rickard Road and 257 Bringelly Road, Leppington, would yield 900 homes in buildings up to 36 storeys, as well as retail, office, hotel and childcare. A cost of $589.5 million, including land acquisition of $19.3 million, is proposed. Environmental Impact Statements are being prepared for all three applications. The Urban Developer understands that development costs are likely to be reduced in the final applications. ▲ A third building would be allocated to residential, with a small retail component. Meanwhile, Amourched and Mourched is progressing a 1020-home scheme at 297 Bringelly Road , also under the HDA pathway. The Bradfield City Centre Masterplan was approved by the Department of Planning, Housing and Infrastructure in September 2024. A state-assessed rezoning proposal for the Leppington Town Centre, proposed by Liverpool City Council and Camden Council in 2021, is under way.
