Significant Murray Bridge Development Site Listed

A 21.33ha development site at Murray Bridge, 78km south-east of Adelaide’s CBD, has been listed. 

The property at 123 Ridge Road is zoned Rural Neighbourhood, but listing agents JLL’s Jack O’Leary and Claudia Brace believe the site could accommodate residential development as it neighbours a Suburban Neighbourhood zone next door.

The site is opposite Unity College and less than 1km from the riverfront, offering extensive frontages to allow for multiple access points, O’Leary said. 

Murray Bridge is as a major commercial and service hub for the Murraylands.

It also remains relatively affordable for housing. 

“This is a significant opportunity to secure a substantial development site in an area experiencing unprecedented residential growth,” O’Leary said.

“With Murray Bridge identified in the Greater Adelaide Regional Plan as a key growth region and projected to experience a 69 per cent population increase by 2041, this site is perfectly positioned to capitalise on the region’s planned transformation.”

JLL’s Claudia Brace said infrastructure investment in the area was driving urbanisation. 

“Murray Bridge is experiencing transformative growth backed by significant infrastructure investment, including the $34-million Riverfront Redevelopment Plan, the $46-million Old Murray Bridge refurbishment, and the recently opened $40-million Monarto Safari Resort,” Brace said.

“With South Australia emerging as Australia’s second-highest economic leader according to CommSec’s State of the States July 2025 report, and with Murray Bridge positioned as a key regional hub, this site represents a compelling opportunity for developers looking to meet growing housing demand in one of the state’s most dynamic regions.”

Last year a joint venture between Grange Development and Costa Property Group acquired a 909ha site on Gifford Hill at Murray Bridge. 

The Gifford Hill precinct has been lauded as a second city for South Australia, and is expected to deliver 17,100 homes as part of a $7.5-billion development, outlined in the Murray Bridge Structure Plan. 

In May 2025 the South Australian Government passed a Bill to rezone farming land to meet its housing needs. This included land for 10,400 houses at Murray Bridge.
