A residential subdivision with approval for 130 lots and its neighbouring commercial site in regional Queensland are due to go under the hammer soon.
Marketing agent Harvey Huang of Yong Real Estate said the sites were “arguably one of the most affordable development opportunities in south-east Queensland per lot”.
The sites can be purchased together in one line or separately.
The residential site at 1 Goran Place, Warwick is a major residential subdivision with DA approval for 130 residential lots with an average lot size of 826 square metres.
“The site presents multiple benefits to create a rare opportunity,” Huang said.
“The 800sq m plus lots are code assessable for dual occupancy detached houses, which will further enhance its yield tremendously.

“As a major regional city, population growth in Warwick has been strong and will continue to be strong especially with the Covid-19-inspired regional shift,” he said.

“This is a commercial site with maximum exposure suitable for a variety of different uses— 248.7sq m dual frontage corner site with a lapsed DA for tavern, childcare centre, fast food restaurant and retail with 153 car spaces & NLA of 3224 square metres,” Huang said.
“The town is ready for a new tavern and the area also has further need for motel accommodation, so the site and the market here have plenty of opportunities."
Both sites are just two minutes from the Warwick CBD with such amenities as Woolworths, Coles, Bunnings, shopping centres, Big W, Kmart, public transport and schools.
Easy access to the Cunningham Highway provides a direct link to Ipswich, Brisbane and the Gold Coast.
