SEQ Office Park Pioneer OPD Plots Brisbane Industrial Play

Brisbane-based office park developer Bill Henderson’s OPD has filed plans for an industrial play in its longstanding stomping ground on the city’s southside.
It is earmarked for a 9467sq m vacant holding at 2634 and 2634A Logan Road, Eight Mile Plains, 14km south-east of the Brisbane CBD.
According to the documents before the Brisbane City Council, the three-storey proposal would comprise 44 warehouse units at ground level and 116 self-storage units within a basement/undercroft level.
Overall, the planned scheme has a gross floor area of 5158sq m, with the warehouse units ranging from about 71sq m to 385sq m—including integrated mezzanine levels.
The self-storage component would provide units from about 22sq m to 46sq m.
Each tenancy would be allocated designated parking spaces with a total of 149 bays to be provided on-site.
“The development comprises small‑scale warehouse tenancies designed to accommodate low‑intensity industrial or trade‑based uses,” a town planning report prepared by Plan A said.
“These tenancies are characterised by minimal day‑to‑day freight movements requiring a roller door and infrequent delivery and dispatch requirements.”
The Eight Mile Plains site was taken to market via an expressions-of-interest campaign last year with an existing approval in place.
OPD’s Bill Henderson, through an associated entity, swooped on the development-ready holding in a $12.815-million deal inked in December. According to RP Data property records, it previously changed hands in 2014 for $1.98 million.

Strategically positioned within the Eight Mile Plains Neighbourhood Plan in a Specialised Centre (Mixed Industry and Business) Zone at the junction of the Pacific Motorway and Gateway Motorway, the site has immediate connectivity to transport links to the CBD, Brisbane Airport, Port of Brisbane and the Gold Coast.
“The proposed warehouse is consistent with the established special-use area and as such will not adversely impact on adjoining properties,” the documents said. “Further, the height, bulk, scale and siting of the extensions are in accordance with the requirements of the planning scheme.”
Eight Mile Plains is about 14km south of the Brisbane CBD and noted in the application as “an area that has largely been developed for business and industrial uses”.
For Henderson, the city’s southside is familiar territory.
He pioneered the concept of office parks in South-East Queensland in the late 1990s and has since developed nine dedicated business hubs among more than 100,000sq m in office space and retail developments in the region.
OPD’s projects and ventures have also extended beyond Brisbane to Sydney and Melbourne. Its diversified portfolio has included brownfield redevelopment projects, industrial projects, a range of health-related assets, and a highrise development in Brisbane’s inner-city fringe.
