Pikos Group Plots 30-Storey Newstead Highrise Scheme

Pikos Group has unveiled plans for a 30-storey residential tower in Brisbane’s booming inner north, signalling Newstead’s transformation into one of the city’s most densely populated urban precincts is far from over.
The proposal is slated for a 1389sq m parcel at 78-82 Doggett Street—acquired as part of a $60-million splurge across the inner-city pocket by the Brisbane-based developer in recent months.
According to the application lodged with the Brisbane City Council, the Plus Studio-designed scheme would deliver 161 apartments above a five-storey podium, with ground-level retail/commercial and wellness uses intended to activate the streetscape.
Rising to more than 106m, the proposed mixed-use tower would replace two vacant, ageing low-rise buildings and a double-storey home currently occupying the site.
A planning report prepared by Urbis deemed the proposal a reflection of the “ongoing evolution” of Newstead, describing the suburb as an established high-density precinct whose growth has already surpassed the expectations of the original Newstead and Teneriffe Waterfront Neighbourhood Plan—one of the earliest to be embedded within the Brisbane City Plan.
“Fundamentally, Newstead is not a new frontier for increased density,” the report said.
“Since the introduction of the neighbourhood plan, Newstead has undergone a marked and sustained transformation, evolving into a dense, mixed-use urban neighbourhood characterised by built form ranging from mid-rise to taller residential and mixed-use development.
“The established and emerging pattern of growth reflects the ongoing evolution of the precinct and has informed the context within which the proposed development has been prepared.
“The vision for the site is to contribute positively to the ongoing transformation of Newstead from its former industrial origins into a contemporary inner-city precinct that balances residential, commercial and recreational uses.
“The proposal reinforces the area’s emerging identity as a high-quality, urban neighbourhood, while respecting the established character and existing and future scale of surrounding development.”
Under the plans, a mix of two and three-bedroom apartments—strategically targeting owner-occupiers and downsizers seeking larger-format, amenity-rich inner-city living.

Communal space spanning 1452sq m has been integrated into the proposal tower, including indoor and outdoor areas capping the podium on level 5 and a double-storey recreation rooftop across levels 29 and 30.
Among the planned facilities are multi-function rooms, landscaped lawns and shared gathering areas, as well as a gym, outdoor dining and barbecue area, swimming pool and deck, three plunge-style pools and rooftop gardens overlooking the Brisbane River and city skyline.
Two small-scale retail/commerical tenancies covering a total 137sq m are proposed at the ground level to activate the street frontage to Doggett Street.
Parking for 232 cars would be provided across two basement levels, the ground level and podium.
Approvals for several developments in the Newstead-Teneriffe area are cited in the Doggett Street application by Pikos Group.
Of these, the most recent include Kokoda’s $1.5-billion, four-tower Teneriffe Banks project at 17-27 Skyring Terrace, Panettiere Property Group’s $1.5-billion triple-tower Little Italy mixed-used precinct bordered by Longland, Kyabra and Stratton streets, and Fortis’ 22-storey Crest & Walker development at 12 Kyabra Street.
In April, developer Consolidated Properties Group also was given the green light for 227 apartments across a 25-storey tower and boutique six-storey building accommodating 12 villas at 47 Skyring Terrace, Newstead
“As the precinct transitions from its former industrial character to a high‑density, residential‑led mixed use area, recent and approved development applications…most clearly reflect the emerging development intent and the future built form of the area,” the documents said.
