Kraft Delivers Sold-Out Miami Scheme as Market Rebounds

Boutique developer Kraft Projects has completed its latest Gold Coast project as fresh data underscores the strength and evolution of the city’s apartment market.
The sold-out 13-apartment development at Miami was designed by Plus Studio and delivered with Alroe Constructions, and capitalises on the sustained demand for medium-rise coastal living options on the Glitter Strip.
SANA is a street back from the shoreline. Buyers largely comprised downsizers and lifestyle-focused buyers.
Miami’s dunal landscape provided inspiration for the development’s sculpted form, recessed edges and screening.
Plus Studio director Michael McShanag said the development of projects in established coastal suburbs was being recalibrated on the Gold Coast.
“SANA reflects our considered approach to designing with scale, context and restraint in mind,” McShanag said.
“We are seeing increasing demand for well-resolved, mid-scale residential developments that prioritise liveability and long-term value.”

Kraft Projects director Andrew Tawaf said the focus had been on delivering a product aligned with its surroundings.
“Our ambition was to deliver a boutique building that feels appropriate for Miami—one that prioritises liveability, quality and longevity,” he said.
The project’s completion comes amid a strong rebound for Gold Coast apartment activity, according to Urbis.
The consultancy recorded 24 new project launches in 2025, delivering 2096 apartments—up from 20 projects and 1519 apartments in 2024.
Sales also surged, rising 31 per cent year-on-year to 1361 transactions, according to the report.
Senior consultant Lynda Campbell said the figures highlighted the depth of buyer demand despite ongoing cost and labour pressures.
“The Gold Coast has firmly positioned itself as a mature, high-value apartment market,” she said, pointing to record pricing and strong absorption rates.
While core precincts such as Surfers Paradise and Broadbeach continued to anchor activity, momentum has increasingly shifted toward supply-constrained areas, including the Southern Beaches, where projects like SANA are gaining traction.
Kraft Projects is working on its next project, at nearby Mermaid Beach, with approval for an 11-apartment building at 7 Sunbrite Avenue.
