Demand for Melbourne’s western corridor has been underlined with almost half the homes in the first release of the Bradmill development sold following its public launch last Saturday.
Frasers Property Australia in partnership with Irongate launched the mixed-use project at the historic 26ha Bradmill site, 7.5km from the CBD, at the weekend.
“It’s the fastest-growing corridor in Melbourne,” Frasers Bradmill Yarraville development director Theo Della Bosca said.
The development includes more than 600 three and four-bedroom townhouses, more than 700 apartments, a shopping centre, community facilities and a heritage-listed precinct.
All the heritage-listed buildings at the site will be retained with two refurbished to provide amenities for residents; one with a sauna, gym, pool, spa and yoga space, the other—the Boiler Room—with a media and entertainment space, dining room, co-working spaces and lounge.
Della Bosca confirmed 5 per cent of the project would be set aside for social and affordable housing with 57 of the apartments providing standard levels of accessibility.
The Bradmill precinct was home home to textile manufacturing before becoming an arts and crafts hub.
Frasers general manager for development in Victoria Sarah Bloom said that on the back of sales from the launch, they anticipated demand would continue in the coming months.
“The site is an iconic piece of Melbourne history, particularly in the west, and by paying homage to its former life we’ve captured a lot of interest,” Bloom said.
Architects Rothelowman designed the townhouses, with joinery inspired by industrial machinery and materials, and helped to masterplan the site.
Hayball Architects will design the first stage of 149 apartments. Della Bosca confirmed Frasers is planning to file an application for planning permission for that first apartment stage soon.
He said that Winslow has begun remediation and civil works on the site ahead of a planned start date for construction of the townhouses mid this year.
Plans for the I2C-designed 8800sq m shopping and community centre have already been filed.
The estimated cost of development for the entire project is about $1.5 billion. Figurehead Constructions is contracted to deliver the townhouses.
Frasers bought the site for $225 million in August, 2021.
