Consolidated Properties Puts Forward Third Fortitude Valley Development Tower

Consolidated Properties Group has revealed its next commercial play in Brisbane’s Fortitude Valley, lodging plans for a nine-storey office development. Earmarked for a gateway corner site on Ann Street, it would neighbour the Brisbane-based developer’s two previous office projects along the city fringe strip Overall, the Blight Rayner-designed proposal comprises more than 10,000sq m of commercial space targeting the post-pandemic workforce with large flexible floorplates, leafy terraces and a ground-level public plaza. “The proposed development … is a commercially focused project occupying a prominent gateway position within the Fortitude Valley urban precinct,” a planning report prepared by Urbis said. “Strategically located along one of the Valley’s key arrival corridors … the office component of the proposal aligns with a contemporary boutique offer, with design features that support flexible workplace arrangements in response to evolving post-Covid work patterns. “The development aims to revitalise a currently vacant and underutilised site, enhance pedestrian amenity, and contribute positively to the evolving character of Fortitude Valley.” Spanning a 2335sq m site at 925-927 and 949 Ann Street at the junction of Chester Street, the proposal supersedes an existing 15-storey office scheme approved in 2017. As part of the proposal, an existing warehouse building at 925 Ann Street would be retained. Capping the planned tower’s “folded geometry” design is a rooftop sky garden intended as a multi-functional outdoor workplace and relaxation zone with subtropical landscaping and shaded structures. ▲ Renderings of the latest office tower development Consolidated Properties Group has proposed for Ann Street, Fortitude Valley. “This elevated garden enhances occupant wellbeing, supports informal work settings, and contributes to the tower’s overall ‘breathability’ by promoting natural ventilation at these levels and access to greenery,” the documents said. As well, the design features a series of “city rooms”—open and semi-open terrace spaces also designed to encourage outdoor working and social interaction. On the ground level, a small-scale tenancy for a shop or food and drink outlet has been integrated into the scheme within the lobby area to activate the street frontage and public plaza. Two basement levels would provide parking for 72 cars plus 77 bicycle storage spaces. The Fortitude Valley end of Ann Street has become a familiar stomping ground for Consolidated Properties Group, led Don O’Rorke. It has successfully flexed its office development capabilities in the precinct on two previous occasions. In 2016, Consolidated Properties pre-sold its 900 Ann Street office tower project to Charter Hall for $170 million. The 15-level, 23,000sq m building—completed in 2018—is occupied by Australia’s largest rail freight operator Aurizon. It was followed by its 15-level, 24,000sq m commercial tower at 895 Ann Street, which was acquired by European real estate fund manager DWS as part of a $260-million joint-venture deal. ▲ A rendering of the nine-storey office tower earmarked for the site on the corner of Ann and Chester streets at Fortitude Valley. “Fortitude Valley continues to undergo significant transformation driven by commercial growth, residential densification, and ongoing infrastructure upgrades,” the application for Consolidated Properties’ latest proposed Ann Street addition said. “The proposal contributes to this changing context by delivering a pedestrian friendly, subtropical commercial environment with an activated, safe and responsive public interface.” Fresh from completing its $460-million twin-tower project at Toowong late last year in the city’s inner-west, Consolidated Properties has wasted no time ramping up its $1.5-billion pipeline. Most recently, it was given the green light for a 25-storey, 227-apartment riverfront tower and boutique six-storey building with 12 villas at Skyring Terrace, Newstead . And just a couple of weeks earlier it filed plans for an $800-million rezoning bid to transform a 78ha at Cudgera Creek, near Pottsville in northern NSW , into a 550-home village with a town centre, commercial space and a developer-funded wastewater plant. It is the group’s first major move on this stretch of the Tweed Coast in 25 years when it began work on Casuarina Beach, an estate 10km north of the latest proposal.
