Centennial Earmarks Bulimba Site for High-End Industrial Precinct

A high-end industrial precinct is planned for a last-mile logistics infill site in Brisbane’s Bulimba. 

Centennial acquired the 9262sq m site at 59 Taylor Street, now home to Albert Smith Signs, in 2024 for $13.1 million. 

The sale of the prime site, 4km from Brisbane CBD, was “de-risked” with a two-year leaseback, and earmarked for repositioning and redevelopment upon lease expiry. 

Planning documents now before the Brisbane City Council filed by BPWJ Developments Boundary, a vehicle associated in ASIC documents with the BP Wharton family office chief executive Ben James, detail a 33-warehouse precinct. 

The units proposed for the two-storey complex range from 126sq m to 529sq m for the scheme on the 9264sq m site.

Designed by ByCulprit architects, “high-quality, architecturally designed buildings” would deliver a total gross floor area of 6571 square metres. It would have a 45.9 per cent site cover, amounting to 4255 square metres.

The developer plans to deliver flexible tenancies for warehousing and low-impact industries.

While tenants have not yet been named, they are expected to be small boutique businesses of up to three staff or mobile workforces using fleet vehicles. 

“The proposed development performs strongly against comparable, recently approved small-format industrial sites across Brisbane,” the application said. 

The precinct, zoned general industry, would also include a food and drink outlet and 107 car parking spaces.

Centennial head of property funds David Cupit noted the last-mile connectivity of the site when it was acquired two years ago, as well as its proximity to arterial roads, and the port and air freight hubs in Brisbane. 

“Land in Bulimba is extremely rare, which is especially the case for industrial parcels,” Cupit said at the time. 

“Underscoring the site’s excellent development upside is Bulimba’s emergence as one of Brisbane’s top ten suburbs for median house price, which is currently sitting at $1.88m. The site is also under 200 metres from the Bulimba Barracks mixed-use residential redevelopment that will add a further 800 new dwellings to the area.”

Shayher Group’s 800-home Bulimba Barracks hub was approved in 2025.
