Cbus Unveils Dining Precinct for Brisbane’s 205 North Quay

Cbus Property has unveiled a new retail and dining precinct upgrade to its Brisbane riverfront offices as major milestones are reached at office projects across the eastern seaboard.

The investor and developer is bringing a “curated collection” of food and hospitality uses to its tower at 205 North Quay, which has 43,700sq m of net lettable area overlooking the Brisbane River. 

Construction completed in 2024 on the 30-storey “wellness-led” tower launched in 2019. Under the upgrade, four food and drink businesses will be introduced including cafe offerings Mavis and Böhl. Another, Herschel, has already open. 

Restaurant Pozzo’s—named for long-standing former Cbus chief executive Adrian Pozzo—focuses on Mediterranean dining, and a micro-market will also be introduced as a retail offering.

Cbus Property chief executive Chris Kakoufas said the upgrades were the next chapter in the evolution of 205 North Quay as “a destination that extends well beyond the workplace”.

After Herschel, the remaining concepts are expected to launch in July.

A little more than a kilometre away, Investa has opened 360 Queen Street, a “landmark” office tower delivered as a joint venture between ICPF and Charter Hall. 

Designed by Blight Rayner Architecture and built by Hutchinson Builders, the 37-story building was 95 per cent pre-committed at completion. 

Cbus, meanwhile, is getting closer to the same milestone at its development at 435 Bourke Street tower in Melbourne. 

The project topped out late last month and achieved practical completion for its first stage. 

Cbus broke ground on the $1-billion tower with demolition works in May 2022, while basement levels and other early works were under way in 2023.

“It is also an important moment for Melbourne, signalling continued investment in the CBD and the delivery of world-class workplaces that will help attract talent, businesses and activity back into the city centre,” Kakoufas said.

Anchor tenant the Commonwealth Bank of Australia began moving in this month.

CBA will occupy approximately 19,000 square metres of office space across levels 1 to 11.

Upon practical completion of the second stage later this year, 435 Bourke Street will deliver approximately 62,000sq m of office space across 48 levels. 

It will also have 1300sq m of retail space, 117 car parks and a rooftop garden.

The Bourke Street tower will also focus on dining, with Lucas Collective introducing two restaurant venues from October—the Hong Kong-inspired Wishbone and a second yet-to-be-announced venue.
