Two 60-Storey MacPark Towers Fast-Tracked

Billbergia Legacy HDA

A mammothly upscaled project from Billbergia and Legacy Property is amongst the latest tranche of projects fast-tracked by the NSW Government.

Billbergia and Legacy plotted a 255-unit project at 15-21 Cottonwood Crescent, submitting plans in 2024.

The two towers of 21 and 19 storeys were approved last week by the City of Ryde.

But the duo’s ambitions for Macquarie Park are much bigger, according to the list of new projects declared State Significant by the Housing Delivery Authority. 

It revealed that Billbergia and Legacy’s plans would more than triple in size if the amended scheme is approved through the separate pathway, delivering 870 units in two towers reaching up to 60 storeys. 

The project is one of 28 that have now been escalated to become State Significant Developments. 

If lodged and approved, the projects could deliver more than 8877 homes, including affordable housing across New South Wales.

To date, 215 proposals amounting to more than 79,094 potential homes have been declared state significant, the HDA announced at the same time.

So far, 71 fast-tracked projects have had Secretary’s Environmental Assessment Requirements issued and five Development Applications have been lodged.

The projects most recently fast-tracked include Stage 1 of Ingham Property Group’s Casula concept plan, delivering 188 homes of the 660-apartment project. 

Another individual stage of a masterplan that was fast-tracked is Region Group’s 300-unit plans for 136 Parry Street at Newcastle West, part of its 1250-unit, seven tower plans for the site. 

HYG is planning 500 units with concurrent rezoning at a Chatswood address at 845 Pacific Highway. 

In Bondi Junction, Blare Management wants to build a project at Oxford Street and 7 and 9 Denison Street, delivering 130 apartments with commercial premises and an adaptive reuse of heritage items on the site in Sydney’s eastern suburbs.

Urban Property Group’s 900 apartment plans for 9-11 Mawson Avenue in Sydney’s Bella Vista would include 15 per cent affordable housing for 10 years within four 15 to 40 storey buildings, if approved as a State Significant Development. 

As will its Concord West project of 1300 units at 7 Concord Avenue, 202 George Street, 69, 71, 73 Victoria Avenue, which would be delivered in towers of 10 to 40 storeys. 

Maxida International is planning 700 Apartments at Euston Road, Alexandria, and Australian Unity wants to redevelop part of an existing senior living precinct at Northmead to add 158 new retirement and independent living units. 

In Epping, Lucky Penguin wants to build an 11-storey project of 101 apartments at 30-36 Pembroke Street and Nascon is plotting another 240 units in buildings up to 40 storeys at 16 and 18 Railway Parade, Burwood.
