ASX-listed Aspen Group has submitted plans for a holiday park and land-lease community in South Australia.
The lifestyle and holiday community provider is planning the development on a 10.6ha site at 129 Williss Drive, Normanville, a beachside area on the west coast of the Fleurieu Peninsula, 76km south of Adelaide.
Aspen acquired the site in September 2023 for $2.6 million, and is planning a tourist park of 20 holiday cabins, 20 ensuite caravan sites and 79 camping sites.
In addition the tourist component, it will offer a retirement community of 181 land-lease homes with community facilities, including an outdoor pool and bowling green.
Aspen Normanville’s tourist and residential park will be jointly managed by Aspen Group.
The application proposes a change of use to caravan and residential park, and a subsequent planning approval will be lodged for the built form of the homes and facilities buildings
The site is about 1.5km south of the Normanville township and set back about 380m from the coast, and next to The Beachside Holiday Park.
It also includes a State Heritage Place, the former Ferguson’s Flour Mill—a small complex of bluestone and sandstone buildings from the 1850s, although the current application does not consider the future use and/or development of the site.
Aspen has more than 5000 homes and sites around Australia, with a total asset worth of more than $550 million.
Investment in land-lease communities has risen steadily during the past year, taking advantage of the need for affordable housing and the shift towards regional living.
Major developer Stockland has invested in the alternative class, launching its Halcyon brand in 2021 to deliver further communities, recently unveiling four new communities in Victoria.
